What is the HDMF or Pag-IBIG Fund?

Established in 1978, the Home Development Fund (HDMF) is a government-owned and controlled corporation under the Department of Human Settlement and Urban Development. 

Popularly known as the Pag-IBIG Fund, the agency offers affordable home financing for Filipinos. Aside from housing loans, members can also enjoy numerous Pag-IBIG benefits such as calamity and multi-purpose loans, provident benefits, and death benefits.

How Much is the Pag-IBIG Contribution?

Your Pag-IBIG contribution depends on your employment status. Here’s a quick overview:

💸 Pag-IBIG Contribution for Employees and Employers

If you’re an employed member, here’s what you and your employer need to contribute:

💸 Pag-IBIG Contribution for Self-Employed

The contribution of self-employed members will depend on their income. Pag-IBIG categorizes self-employed members into two: 

Membership Type Contribution
Business owners and professionals like engineers, doctors, architects, lawyers, and the like  ₱400 (self-employed members under this category are to shoulder employee and employer shares)
Market vendors, tourism workers, transport sector workers, service providers, and informal sector workers
  • 1% of earnings if monthly income is ₱1,000 to ₱1,500
  • 2% of earnings if monthly income is above ₱1,500

💸 Pag-IBIG Contribution for Kasambahays

Helpers also have to make contributions to reap Pag-IBIG benefits. The amount will depend on their monthly salary:

Kasambahays earning at least ₱5,000 per month ₱200 None
Kasambahays earning less than ₱5,000 per month

The employer is to cover both shares: 

  • 3% of earnings if monthly income is ₱1,000 to ₱1,500
  • 4% of earnings if monthly income is more than ₱1,500 but not above ₱5,000

Note: If you want bigger savings, dividends, and cash loans, you and your employer (if employed) may contribute more than the required amount.

9 Pag-IBIG Benefits for Contributing Members

What are the benefits of Pag-IBIG for employees and other contributing members? From savings to death benefits, the fund offers many programs, such as the following: 

❤️ Pag-IBIG Regular Savings Program

This is where your monthly contributions go. If you’re an employed Pag-IBIG member, your monthly savings is immediately doubled.

It will also grow with more dividends annually. You can earn more dividends by increasing your monthly Pag-IBIG contribution.

If you’re an employed member, your contributions are automatically deducted from your salary. Self-employed individuals and other members can pay their contributions through Pag-IBIG’s available channels. Here’s how: 

How to Pay Over the Counter

  1. Prepare your contribution and your account number. 
  2. Go to one of these accredited channels: Bayad, SM Business Centers, M. Lhuillier, ECPay, and AUB.
  3. Fill out the payment form and fall in line. Once you’re called, give the payment form and your contribution.  

How to Pay Online via GCash 

  1. Launch your GCash app. 
  2. Tap Bills > Government > Pag-IBIG
  3. Enter pertinent details, such as contribution amount, contribution type, account number, etc. 
  4. Tap Next. On the next page, tap Confirm and follow the succeeding prompts to finish the transaction. 

❤️ Pag-IBIG MP2 Program

The Pag-IBIG MP2 program is a voluntary savings facility for active or former Pag-IBIG members who wish to earn even higher annual dividends. You can enroll in this Pag-IBIG savings program even if you already have the Regular Savings membership discussed above. MP2 has a minimum savings amount of ₱500.

Pag-IBIG MP2 earns tax-free dividends at a rate higher than that of the regular program. These dividends are from 70% of the Pag-IBIG Fund’s annual net income.

You can open an MP2 account via online or offline channels. 

Requirements for a Pag-IBIG MP2 Account 

  • Valid ID
  • Enrollment form 
  • Bank account details (ATM card or passbook) where you’d like to receive your Pag-IBIG MP2 dividends

How to Open a Pag-IBIG MP2 Account Online

  1. Visit the Pag-IBIG MP2 enrollment page.[1] 
  2. Input the required details: membership ID number, last name, first name, and birthdate. 
  3. Enter the CAPTCHA code and click Submit
  4. Look for Desired Monthly Contribution and enter the amount you want to contribute. 
  5. Select your preferred dividend payout and mode of payment. Indicate the source of funds. 
  6. Click Submit

How to Open a Pag-IBIG MP2 Account Offline

Accomplish the Pag-IBIG MP2 Enrollment Form, which is downloadable from the official Pag-IBIG website. Then head to any Pag-IBIG branch to submit it together with the other requirements. 

❤️ Pag-IBIG Loyalty Card Plus

Launched in 2014, the Pag-IBIG Loyalty Card program provides additional services and perks to its members.

How to Apply for Pag-IBIG Loyalty Card Plus

  1. Download and fill out the Pag-IBIG Loyalty Card Plus application form.[2]
  2. Visit the nearest Pag-IBIG branch.
  3. Provide your application form and wait for your name to be called. 
  4. Pay ₱125 for the card fee.
  5. Have your picture taken and fingerprints scanned.
  6. Once all information is validated, claim your Loyalty Card Plus and PIN Mailer.

❤️ Pag-IBIG Housing Loan

Housing loans are probably the most popular Pag-IBIG benefit. Borrow up to ₱6 million and enjoy low interest rates. You can use the loan proceeds for the following: 

  • Purchase of residential lot 
  • Purchase of residential house and lot, townhouse, or condominium (old, brand new, mortgaged with the fund) inclusive of a parking slot
  • House construction
  • House renovation
  • Refinancing of an existing home loan
  • Combined loan purposes. 

If you’re planning to apply, here are the requirements and steps: 

Eligibility Requirements for a Housing Loan

  • Active Pag-IBIG member with at least 24 months of savings
  • Not over 65 years old during the loan application date and not more than 70 years old at the date of loan maturity
  • Legal capacity to acquire and encumber a real estate property
  • No Pag-IBIG housing loan canceled, bought back, foreclosed, or voluntarily surrendered
  • Updated payments if you have an existing Pag-IBIG housing account or Short-Term Loan (STL)

Documentary Requirements for a Housing Loan

  • Housing loan application with recent ID picture of the borrower/co-borrower
  • Proof of income
  • Back-to-back photocopy of one valid ID
  • Transfer Certificate of Title (if applicable)
  • Updated tax declaration or real estate tax receipt (if applicable)
  • Vicinity map or sketch map of the property (if applicable)

How to Apply for a Pag-IBIG Housing Loan 

  1. Head to your nearest Pag-IBIG branch to submit your requirements. You may also submit them via Virtual Pag-IBIG. 
  2. Wait for your Notice of Approval (NOA) and Letter of Guaranty (LOG).
  3. Complete the requirements stated in your NOA within 90 calendar days. 
  4. Receive your loan proceeds within 10 working days. 

❤️ Pag-IBIG Home Equity Appreciation Loan (HEAL)

This program allows you to borrow an amount from Pag-IBIG based on your home’s net value. Use the proceeds for a variety of purposes like home improvement, capital for business, education expenses, travel, and more. 

If you want to apply, take note of the following: 

Eligibility Requirements for HEAL

  • Active member or with at least one monthly membership savings in the last six months
  • Not over 65 years old during the loan application date and not more than 70 years old at the date of loan maturity
  • Legal capacity to acquire and encumber a real estate property
  • With an existing Pag-IBIG loan approved or taken out at least five years prior to the application date
  • Existing loans must be paid regularly in the last 12 months prior to the application date
  • Passed Pag-IBIG’s background check
  • No outstanding STL in arrears at the time of application

Documentary Requirements for HEAL

  • Pag-IBIG HEAL application form
  • Proof of income
  • One valid ID
  • Updated real estate tax receipts (from the quarter preceding the application date)
  • Health statement forms
  • Conformity Form for New/Subsequent Housing Availment

How to Apply for Pag-IBIG HEAL 

  1. Log into your Virtual Pag-IBIG account. Click Apply for and Manage Loans
  2. Enter your Pag-IBIG Housing Account Number (HAN) and other required information. 
  3. Upload a copy of the required documents to the system. Alternatively, you may submit your documents to a Pag-IBIG branch. 
  4. Pay the processing fee via Virtual Pag-IBIG. You may also pay the fee via Pag-IBIG’s accredited collecting partners.
  5. Wait for your Notice of Approval (NOA). This, together with other loan documents, will be uploaded to your Virtual Pag-IBIG account. 
  6. Submit the post-approval documents to your preferred Pag-IBIG Fund branch. You may also opt to send it via a courier service.

❤️ Pag-IBIG Provident Benefits

Are there any Pag-IBIG benefits for senior citizens after retirement? As a contributing member, you can get your Pag-IBIG savings upon retirement at age 60 (optional) or 65 (mandatory). 

You can also claim provident benefits if you’re at least 45 years old. However, your contributions must be equal to 20 years or 240 months to be eligible.

❤️ Pag-IBIG Death Benefits

If you are a legal heir or beneficiary of a deceased Pag-IBIG member, you can claim death benefits, provided the member did not claim their savings benefits when they were still alive. 

Note that unlike SSS, which offers separate death and retirement benefits, Pag-IBIG doesn’t offer funeral or burial benefits.

  • Death Certificate of member issued by PSA
  • Provident Benefits (APB) Claim form
  • Pag-IBIG Loyalty Card / Loyalty Plus Card or one valid ID of the claimant
  • SSS employment history
  • Proof of Surviving Legal Heirs
  • Marriage Certificate (if applicable)
  • Certificate of No Marriage or (if applicable)
  • Birth Certificate (if applicable)
  • Declaration of Guardianship
  • Other documents that may be required

How to Apply for Pag-IBIG Death Benefits 

  1. Go to the nearest Pag-IBIG branch and submit your accomplished Application for APB form along with the other required documents.

Wait for your claims to be released. Applications are typically processed for up to 20 working days.
